My own personal story of how I got started in Strategic Real Estate Investing For Financial Freedom – How I missed out on over $150k, The Crystal Ball & The Growth Since Then

Last night I was going over files, when I came across my very first strategic real estate investment property that I acquired in April 2015, approximately 6 months after I earned my Real Estate License.

This is one where I wish I had the crystal ball to see 5-10 years into the future at that moment in time (as I mentioned, I was only 6 months into my journey in real estate).

I bought and sold this property and made 20% on my investment in less 30 days without doing any work to it, which is good.

However, if I had kept that property, I would have made back my initial investment by renting it within a 3 to 4 year period. The current value is this property in a NON renovated state is between $175k – $225k, which is a 7x – 9x (times) ROI on my initial investment in 9 years, plus I would have recouped $145k – $165k in rent as well.

I am not this short sided when looking into “The Crystal Ball” and running my numbers now almost 9 years later. With that said, it is always best to view on a case by case basis that should be evaluated yearly.

“In this day & age it is hard enough making money at the day job, in today’s economic environment it takes 2, 3 or 4 “jobs/hustles/businesses” to really move up so to speak.
Don’t let complacency and other obstacles get in your way of success and creating a better life yourself/family. For the most part whatever you are good at there is an opportunity for you to forge your OWN path do it!

Lastly……..have YOUR money make money for YOU rather than just sitting in the bank only gaining interest at a rate of $0.00000000001. If you are not already aware homes/property values are steadily climbing but there are still great deals that can be found out here.

In the two pictures below, is what I just bought for myself within walking distance to a city park, (AND NOW it is less than a mile from The Beltline), a golf course, tennis center, less than 5-10 minute drive to strip plaza/Kroger/Publix/Walmart and 15-20 minutes from downtown Atlanta.
